Returns and value increases in Abu Dhabi are good, but the expectation is that this will improve even further in the near future. The 1- and 2-bedroom apartments and villas achieve the best ROIs in this emirate. It is recommended to rent out the properties for a mix of short-term and long-term stays. One-bedroom apartments sell for around €400,000, two-bedroom apartments for €600,000, and villas for around €1,200,000.

Off-plan (new construction)

New construction in this region increases in value by around 20% to 40% during the construction phase, which often takes three years. The short-term rental net returns on the initial investment are around 6% and 7% net. After completion, the increase in value in this region is between 5% and 10% per year.

Existing construction

Existing construction in this region increases in value by between 5% and 10% per year. The short-term rental net returns on the initial investment for existing construction are around 4% and 5% per year.

T R E advice

At T R E, we currently consider only Hudayriyat Island and Saadiyat Island in Abu Dhabi to be good investments, mainly because the prices per square meter are still relatively low compared to other waterfront areas in Abu Dhabi.
