General information

Dubailand is a vast development area in Dubai, known for its diverse mix of attractions, residential areas, entertainment centers, and recreational facilities. It covers an area of more than 278 square kilometers and is one of Dubai's most ambitious projects.

The region includes a wide range of theme parks, such as Dubai Parks and Resorts, which consists of amusement parks such as Motiongate Dubai, Bollywood Parks Dubai, Legoland Dubai, and Legoland Water Park. In addition, Dubailand is also home to other tourist attractions, such as the Dubai Autodrome, IMG Worlds of Adventure, Global Village, and Miracle Garden.

In addition to its many entertainment options, Dubailand also offers a variety of residential areas, ranging from luxury villas to affordable apartments, making it an attractive destination for both local residents and expats.

The area also has numerous commercial and retail centers, healthcare and educational facilities, and green spaces for relaxation and recreation. Thanks to ongoing developments and investments, Dubailand remains a thriving center of activity and a major tourist and residential destination in Dubai.

Returns and value increases

Returns and value increases in Dubailand are good, but are expected to improve significantly in the near future. Studios and one-bedroom apartments achieve the best ROI in this region. It is recommended to rent out the properties for a mix of short-term and long-term rentals. Studios are available from €160,000 and one-bedroom apartments from around €250,000.

Off-plan (new build)

New construction in this region increases in value by around 15% to 25% during the construction phase, which often takes two years. The short-term rental net returns on the initial investment are between 6% and 8% net. After completion, the increase in value in this region is between 5% and 10% per year.

Existing construction in this region increases in value by between 5% and 10% per year. The short-term rental net returns on the initial investment for existing construction are between 4% and 6% per year.

Not all neighborhoods in Dubailand are equally interesting. At T R E, we recommend looking at underdeveloped neighborhoods that are undergoing rapid development. This allows growth potential to be exploited more quickly than in underdeveloped neighborhoods where little is happening yet. We are therefore very enthusiastic about Dubai Land Residence Complex (DLRC). This neighborhood is undergoing extensive development, will have a new metro station in 2029, and borders Dubai Academic City, where few residential complexes are being built. It is also close to the Dubai Silicon Oasis (DSO) neighborhood, an advanced neighborhood where many companies are located and where few residential complexes are available.
