Just a 1 hour and 15 minute drive from Downtown Dubai lies the beautiful emirate of Ras al-Khaimah. The Mina Al Arab community consists of two islands and a large piece of land on the coast of Ras Al Khaimah. Mina Al Arab is a 20-minute drive from Al Marjan Island, where the casino resort is being built. A ferry will also operate, transporting tourists across the water from Mina Al Arab to Al Marjan Island.
No escrow account is used in Ras al-Khaimah, which means that new-build purchases involve a little more risk. RAK Properties is state-owned, which means that purchases in Mina Al Arab can still be made with certainty.
Returns and increases in value
The returns and increases in value in Mina Al Arab are good, but the expectation is that this will improve even further in the near future. The villas and 1- and 2-bedroom apartments achieve the best ROIs in this region. It is recommended to rent out the properties for short-term stays. The one-bedroom apartments sell for around €350,000, the two-bedroom apartments for around €500,000, and the villas for around €1,200,000.
Off-plan (new build)
New builds in this region increase in value by around 20% to 40% during the construction phase, which often takes three years. The short-term rental net returns on the initial investment are currently between 4% and 6% net, but this is expected to increase significantly in the coming years. At T R E, we consider Mina Al Arab to be a good investment, especially since the prices per square meter are still relatively low compared to other waterfront areas in Ras al-Khaimah. It is important to note, however, that Ras al-Khaimah has not yet proven itself and that an investment in this emirate therefore involves more risk than in established emirates such as Dubai or Abu Dhabi.
