Dubai 2040 Urban Master Plan

Mohammed bin Rashid Al Maktoum, the Vice President of the United Arab Emirates, has outlined a master plan for sustainable urban development over the next 2 decades. It focuses primarily on improving people's happiness and quality of life, as well as strengthening Dubai as a global destination for visitors over the next 20 years and beyond.

The plan has a strategic structure format and integrates all urban development master plans in the emirate, aligning it with Dubai's strategic economic priorities and the needs of the region's future.

Dubai 2040 Urban Master Plan is the seventh development plan for the emirate since the 1960s.

A summary of the plan

• Population growth by the year 2040 (from 3.3 million now to 7.8 million)
• A major upgrade of 5 urban areas of Dubai: Deira and Bur Dubai, Downtown and Business Bay, Dubai Marina and JBR, and two new centers - Expo 2020 Centre and Dubai Silicon Oasis Centre.
  
• Developing vibrant, healthy and inclusive communities and doubling green and recreational areas to provide a healthy environment for residents and visitors.
• Develop service centers that meet all the needs of the population and make them accessible using flexible and sustainable means of mobility.
• 55% of the population will live within 800 meters of a public transportation station.
• 25% Increase in spaces designated for educational and health facilities.
• 518.16 million square meters of the emirate's land will be dedicated to industrial and economic activities.
• 60% of the emirate's land will consist of nature reserves and natural areas.
• Urban planning law to support sustainable development and improvement in the emirate.
• A 400% increase in the length of public beaches.
• A 134% increase in space for hospitality and tourism activities.

How does the Master Plan impact investors?

With the 2040 Urban Master Plan, Dubai is signaling that it is far from finished developing, which is obviously beneficial to investors. With the help of this Master Plan, Dubai aims to become the No. 1 city in the world in the shortest possible time, where they are currently ranked No. 3 globally.

The urban areas will start to expand, the tourism sector will grow and the quality of life will increase, all this will stimulate Dubai's population growth and the demand for real estate will increase as a result of this 2040 Urban Master Plan.
