Investing in real estate in Dubai with business capital is normally complex and costly. For example, if you want to invest in real estate in Dubai from your Dutch BV, you are first required to set up a local company. This entails annual recurring costs, such as licensing, accounting, and administrative costs. As a result, a significant portion of your return evaporates.
Some therefore choose to lend money from the BV to private individuals and then purchase private real estate in Dubai. However, since the introduction of the Excessive Borrowing from Own Company Act, this has been strongly discouraged. This makes borrowing from the BV for private investments fiscally unattractive.

For anyone who refers investors, Dunebridge has reserved 1% of the amount invested by the referred person as a commission. This fee is paid out early, as soon as the funds have been received by Dunebridge after the capital call.
